Rent Yield Calculator

An easy-to-use app for property value and rent yield calculations across the UK.

This app takes into account Land and Buildings Transaction Tax (LBTT) for commercial property in England, Scotland, Wales and Northern Ireland.

Yield calculations are carried out daily by commercial property surveyors and investors across the UK. Previously this was a simple calculation which could be done with any calculator but changes to LBTT require that tax is paid on a progressive rate, which means that a simple calculation cannot be carried out. Instead, a more complex calculation is required to accurately calculate the yield.

This app makes calculating the yield easy: simply enter the property purchase price and the annual rental income. The app deducts the appropriate amount of LBTT for the given purchase price as well as the necessary fees and then calculates the yield as a percentage.

You can also perform the rent yield calculation in reverse: enter annual rental income and a target yield percentage to calculate the corresponding property value.
