only five inputs to get the basic results you need to know before pursuing a rental investment

opportunity in real estate. See and evaluate the results in the following areas: Gross Operating Income,

Net Operating Income, Cap Rate, Debt Coverage Ratio, and Cash Flow (pre-tax). The Fast Cap Rate

application allows you to make a fast decision on a property’s potential based on your criteria. Easy help

buttons guide through any questions on entering the information to get the results you want – fast.

This free – and ad free version allows you to enter and calculate the following:

ENTER:

Gross Scheduled Income - Total Potential Annual Rent from the Property.

Vacancy and Credit Loss - Percentage of uncollected rent or empty units. Minimum of 5% is

recommended.

Operating Expenses - Percentage of the Gross Scheduled Income used for the Operating expenses.

Typical Investments range from 30-45% of the GSI.

Monthly Loan Amount - Total of any principal and interest payments on loans to acquire the property.

Asking Price of the Property - Amount of money the Seller wishes to receive.

CALCULATES:

Gross Operating Income - Gross income remaining after vacancy and credit losses are deducted.

Net Operating Income - Net income remaining after the Operating Expenses have been deducted.

Cap Rate - Capitalization rate measures performance of the first year return.

Debt Coverage Ratio - Lenders use DCR to qualify the property. Net income compared to loan

payments.

Cash Flow (pre-tax) - Cash income per year before taxation.

Approximate Value - Property value at an 8.5% cap rate allowing for better accessibility to financing.
