RAINBOH is an application designed to assist homeowners and their real estate brokers and
agents, if any, in selling their homes and to assist those seeking to buy homes or their brokers
and agents, if any.
RAINBOH is simply an advertising medium which leaves to the marketplace composed of
sellers and buyers, and to their authorized representatives, if any, to determine what incentives to
offer and to accept.
Information about such incentives may be listed only by homeowners and those with legal
authority to represent them and who accept the terms of service and pay the yearly non-
refundable fee. The information shown on the application is available to any person, licensed or
not, who accepts the terms of service and who pays the yearly non-refundable fee.
RAINBOH is a user driven application providing publicly available information furnished by
others in a convenient platform. As the number of users and quantity of information increases,
the utility of the application will increase for all. The modest annual fee is far outweighed by the
value of the information and enhanced efficiency it provides, particularly considering the amount
of time and energy it saves homebuyers or their representatives by eliminating the need to
contact sellers or their brokers to obtain the listed information.
Some homeowners, or brokers and agents by agreement with such homeowners, might desire to
attract buyers by offering various incentives to those buyers. Those incentives might include
such things as offering a percentage or fixed commission to be paid to a buyer’s agent or
attorney, a discount of the purchase price, the reimbursement of certain expenses of the buyer, or
something else.
RAINBOH is not intended to be used as a means of setting or signaling any predetermined
incentive or a certain percentage commission that any homeowner must or should offer or any
buyer must accept. Neither is it a channel for the communication of any legally-binding offer.
Instead, it is simply a means for sellers to indicate their openness to entertaining offers which
provide some incentive or concessions and to consider them in any negotiations leading to a
legally binding sale agreement.
Regardless of how any such incentive might be proposed, RAINBOH leaves it to buyers and
their representatives, if any, to negotiate and agree with sellers any suggested or desired
incentive and to negotiate and agree between and among themselves whether and how to share
any discounts, commissions, or other incentives that they obtain from sellers.
