This app is for anyone who is renting or is even thinking about renting a home in the Northern Territory. RentNT gives you information about your rights and responsibilities as well as handy tools to manage your tenancy from beginning to end.
You can use RentNT to easily calculate the maximum amount you might have to pay a landlord before moving in and save photos of mandatory property condition reports, rental receipts and items that need maintenance or repair. Its reminders can help you to keep track of rent payment deadlines, routine inspections and proper notice periods. Whether you want to quickly find out about rent increases, getting your bond back or what to do with a breach notice, RentNT provides simple advice about it all.
The app’s reminders sync with your calendar, so you can set them to remind you to:
· take photos at the start and end of your tenancy,
· return the property condition report to your landlord,
· pay rent on time,
· adjust payments for rent increases,
· give enough notice to end a periodic or fixed-term tenancy, and
· prepare for a routine inspection, or a home open for prospective buyers or renters.
Some of these reminders will warn you if you try to enter data that is incompatible with the tenancy laws in the NT. For example, if the date of a rent increase is less than 30 days from the date of written notification of the increase, or less than six months from the last increase you set, the app will warn you this is not allowed.
Similarly, if your landlord wants to schedule a home open for prospective renters earlier than 28 days before the end of your tenancy, the app will let you know they can’t do this. Often renters agree to unlawfully short notice periods for inspections because they don’t know their rights. With RentNT you can easily check what your rights are without having to memorise the law.
Unfortunately disputes sometimes occur over the return of your security bond (deposit). By reminding you to take photos at the start and end of your tenancy, there is less chance of this happening.
You can print and email photos you take with RentNT and even set your own customised reminders. Using this app will help you be a good tenant who isn’t taken advantage of. However, if you do have problems it will tell you where to go for help.
